Claudia Karvans Redfern unit sells for $613k amid houses mini-boom

Actor Claudia Karvan’s inner-city unit has sold for $613,000 — $3000 more than she bought it for nine years ago — as apartment prices stagnate amid a houses “mini-boom”.

The result for the Bourke St, Redfern one-bedder with no parking was just $3000 more than the $610,000 that the star paid nine years ago — an emotional purchase as she’d wanted it for her mum.

Back in 2014, with the guide $450,000, there had been 10 registered bidders at the auction, with four desperately fighting for it. Her representative eventually won the bidding war.

This time round, there was less enthusiasm with “agent to the stars” Brigitte Blackman of BresicWhitney having just two keen on the tiny 44sqm flat in the 1960s three-storey walk-up.

It sold on Friday night, pre-auction, to an investor.

Blackman, who’d been guiding $600,000, didn’t reveal the $613,000 sale price, with that coming from other sources.

Despite the poor return on her flat, Karvan should take some comfort that her Redfern terrace on a 195sq m block has likely more than doubled in value since her $1,842,000 purchase in 2016.

A semi on a 94sq m block across the road fetched $2.2m last October.

Blackman said that demand for houses in Redfern continued to be high.

“There’s been a mini-boom for house prices in the inner city over the past six months, with houses in low supply,” Blackman says.

A tiny two-bedroom terrace that Blackman sold for $1.4m at 10 East St in 2020 sold last week for a whopping $1,685,000, a 17 per cent price hike in three years.

She said that buyers who’d purchased four--bedroom terraces in nearby Pitt St through her for $1.75m at about the same time could now expect as much as $2.7m — nearly $1m more.

Blackman expects Redfern house prices to “level off” as more stock comes on over spring, but apartment prices could drop as an increasing number of investors, impacted by interest rates, sell up.

Claudia Karvan, who has won multiple awards for her craft and recently starred in Bump on Stan and The Clearing on Disney +, was also awarded an Order of Australia earlier this year.
